Overview

Our On Your Lot program is an amazing opportunity to build the home you want, where you want, and save a lot of money in the process.  Put simply, you provide the land (with or without a house already on it) and we will build you a new home.

This program has many advantages over buying a new home in a development or a home already built somewhere else. 

  • Build where you want to live, not just where a builder has land.
  • Keep the same neighbors, the same schools for your kids, and the same commute to work.
  • Use the equity in your home to help finance the new home.
  • Don’t worry about selling your home.

Customize Your Home

Most builders don’t let you customize their homes since they are afraid that if you don’t end up buying it, they need a generic home that the average customer will like.  The problem is that no one is “average”.  We understand that everyone’s needs and preferences vary.

With the On Your Lot program, we know that you are committed to living in your new home since it is your land so we let you customize our plans to suit your needs, your lifestyle, and your preferences.  Take a look at just a sampling of some of the customizations we have done:

  • Elevator shaft on all three floors
  • Garage in the basement
  • Handicap-friendly home with ramps, wider doorways, and commode grip bars
  • 4-car detached garage with breezeway
  • Custom-designed morning room to fit within property building limits

Save Money

Best of all, when you build with our On Your Lot program, you will save a lot of money.

  • There is no existing home to be sold so there are no selling costs and you reduce your closing costs.
  • Using your built-up equity usually means lower mortgage rates.
  • Since you are providing the land, the builder can't mark it up.
  • Because we don’t have to worry about a customer walking out mid-way through construction (leaving us with an unsold home), we can reduce our price.
  • You pay for the actual site work required for your lot; you don't pay some inflated average that a builder would normally assume when they provide the land.

Financing

When building On Your Lot the financing is easy with a "Construction-to-Permanent" loan.  It sounds complicated but it is easy to understand.

  • If you are buying land to build on, you can include it in the loan.
  • During construction it pays in installments as your home is being built and site work is occurring.
  • Once your home is complete, the loan becomes a normal end-loan, just like a mortgage (30-year fixed, 10/1 ARMs, etc).
  • You do not have to make payments while your home is being built.  The payments just roll into the loan.
  • Many of the names you trust provide these loans, including SunTrust, Chase, BB&T, and GMAC.  We can refer you to trusted representatives at all of these banks.
